BACKGROUND <br /> <br />The applicant manages a multi~tenant building and wishes <br />to clean up the existing signage by constructing a new <br />ground sign with all tenants names on it to replace the <br />existing mix of signs on the site. <br /> <br />The proposed sign is 6'-6" high and 11' wide, for a total <br />of 71.5 square feet. It would be placed at a 20' setback <br />from the right-of-way. The Code allows ground signs to be <br />8' high, up to 50 square feet, and setback 20' in the 1-2 <br />district. The variance request is to exceed the size <br />provision by 43%. The height and setback meet Code. <br /> <br />The applicant's sign manufacturer has included a letter <br />arguing for the variance because of minimum letter size <br />and visibility considerations, and the desire to fit all <br />eight tenants' names on the sign. (Note: the letter states <br />the sign would be 11' high; this is incorrect, the actual <br />height requested is 6'-6", as shown on the drawing). <br /> <br />2. PLANNING CONSIDERATIONS <br /> <br />While we understand the desire of the applicant <br />advertise all tenants in the most visible way, we do <br />believe there is a hardship associated with the site <br />would prevent the applicant from constructing a sign <br />meets the size standards in the Code. <br /> <br />to <br />not <br />that <br />that <br /> <br />3.
