This represents a very large base of seniors who hav~~~iil income
potential to support alternative senior housing. In Roseville, there w~I.V.,452 senior
households, including 771 seniors age 75 and over, who owned their housing in 1990.
More than one-third of all senior homeowners in the study area were living in Rose-
ville in 1990. The next largest senior homeowner base was Shoreview, with 804 sen-
ior households who owned their housing in 1990.

TABLE 10
STUDY AREA HOUSEHOLD TENURE
1990
Age 6S and Over Age 75 and Over--
-Own- -Rent- -Own-':" --Rent-
Total No. Pet No. Pet. The table pre-
sents data on number of sales, median and average selling price and average market
time for the four MI.S districts that cover the study area as well as for Region L
consisting of Ramsey and Anoka Counties. This data is important because it indicates
the strength of the real, estate market in the area and illustrates the potential added
income that seniors would receive from investing the proceeds of the sale of their
home. For example, if a senior were to sell their home for' $90,000, resulting in net
proceeds of $83,700 (the sale price less 7 percent marketing fee), the monthly income
from an investment yielding just 5 percent. would be roughly $350. This income could
be used dollar for dollar to support alternative senior housing.

p
