<br />IN RESPONSE -- page 2 <br /> <br />The density of the housing is another issue. At 132 units the density is 31 <br />units per acre. This is also considered a moderate density in comparison <br />to other comparable senior housing apartment buildings. Many could be <br />listed -- we'll nama 3. <br /> <br />KNOLLWOOD PLACE APARTMENTS. . . Hopkins <br />153 units, 4.6 acres = 33.25 units cer acre <br /> <br />COMO BY THE LAKE. . . St. Paul (also in a residential neighborhood) <br />99 units, 1.42 acres = 69.7 units cer acre <br /> <br />PARK SHORE PLACE. . . St. Louis Park <br />207 units, 3.25 acres = 63.69 units per acre <br /> <br />. According to Tom Melchior of the Lee Maxfield Research Group, Park <br />Shore Place is one of the most successful senior housing projects. It is <br />13 stories high with decked parking. At present they are planning to add <br />90 units of assisted living on a total acreage of 4.11 acres. This will <br />increase the density to 72.26 units cer acre. Park Shore is full with a <br />waiting list. "31 units of housing per acre is very acceptable for this type of <br />senior housing development." (Tom Melchior, Maxfield Research Group) <br /> <br />3. Motel: <br />The motel is proposed to be a COUNTRY INN by Carlson. It is to be 57 <br />rooms including several suits. There are no guest rooms being developed <br />in any of the senior housing buildings. Included in the plan is an indoor <br />swimming pool, a whirlpool, an exercise room and a meeting room. Three <br />motel chains have looked at the location and have thought strongly <br />enough about the location to offer us applications for their franchise. We <br />, have also hired a motel appraiser who has given us strong supporting <br />information in regard to the site. <br /> <br />Pictures of other Country Inns are available and we have elevations of our <br />proposed exterior. It was our understanding that these issues would be <br />looked into at the time of the final review. <br /> <br />Carlson Hospitality will provide a limousine to drive you to their Country <br />Inn in Chanhassen for a tour of that motel at your convenience. <br /> <br />4. College Building: <br />The proposed future college building will meet all the codes and <br />ordinances of the City of Roseville and go through the normal review <br />process by the City Staff.
