An Abstractors Certificate prepared by Northstar Abstract <br />Company listing all of the property owners within 350 feet <br />of the Rose Drive-in Theatre site. <br /> <br />No approval for specific uses on the Rose Theatre site other than <br />the Toy City retail store is currently being requested. We <br />are requesting rezoning to B-l-b of approximately 3.7 acres, of <br />which 1.7 acres is currently zoned B-1 and approximately 2 acres <br />is currently zoned R-l. This rezoning request is consistent with <br />the land use plan adopted by the City of Roseville which contem- <br />plates commercial, limited business and mixed development uses <br />on the Rose Theatre site. <br /> <br />We contemplate that we will request rezoning soon for some or <br />all of the remaining vacant parcels of land shown on the enclosed <br />plans. These requests will be submitted in the future as commercial <br />and business users are obtained for the vacant parcels. <br /> <br />We believe our approach to subdivision of this property is con- <br />sistent with the long-range planning goals of the City of Rose- <br />ville, since it results in a subdivision of our land into parcels <br />that can be sold or developed individually, permitting proposed <br />uses to be reviewed carefully and approved at the time that each <br />user is obtained. <br /> <br />We are submitting the Toy City request with two alternative site <br />plans, and two alternative legal descriptions (Exhibits 1 and 2 <br />mentioned above). Our purpose in submitting this request in the <br />alternative is to preserve until the Planning Commission hearing <br />the option of creating a larger or smaller site for a potential <br />home office user that may be interested in occupying Lot #3 as <br />shown on the preliminary plats included with the application. The <br />decision on which of the two site plans to finally implement will <br />be made prior to the Planning Commission hearing. In the event we <br />are able to reach an agreement with our proposed home office user, <br />we will submit supplementary plans to you prior to June 7, 1978. <br />
