The property in question is a private lot (Lot 16, Block 1 of Frankson's <br />Garden Plateau). These lots originally fronted on Parker Avenue only <br />but subsequent development has extended Burke Avenue so as to create . <br />frontage on the north side as well. The lot is 87.32 feet in width, with <br />each of the two lots having a depth of 214 feet and 213.8 feet respectively. <br />Lots both the to west and east of this property have been previously <br />divided with a similar lot width and depth. <br /> <br />2. The proposed lots exceed the City's minimum standards of 85 feet of frontage <br />and 11,000 square feet of land for a interior lot (other than a corner lot) . <br />Thus, there would appear to be no impediment to the division of this lot <br />.as proposed. <br /> <br />- <br />
