Lot 21 has a depth ranging <br />from 54.1 feet on the east pro:t.....rty line to 104.4 fe2t on the <br />west property lIne with a total square footage of approximately <br />9,790 square feet. Lot 20 has a depth on the east lot line of <br />104,4 feet and on the west 143 feet with approximately 7,040 <br />square feet. Both of these lets are 8 to 10 feet below the <br />street grade of existing Woodruff Avenue. The engineering <br />departme' t has reviewed this file and has the fol:owing <br />recommenddtions: <br /> <br />1. A plan showing the existing contours and the proposed <br />contours should be provid~d for each lot. <br /> <br />2. Establish a minimum floor elevation to determine whether <br />gravity feed or a lift station is needed for the sanitary <br />sewer services. <br /> <br />3. Proposed drainage plan for each of the lots establishing the <br />drainage patterns and any necessary drainage and utility <br />easements. <br /> <br />4. Lot 21 was only pa:-tially assessed for sanitary sewer and <br /><<ater, If the proposal is approved as shown, ~~e payment <br />for- an i'tssessed fro.\tage would be reCNired in the amount of: <br />sani tary sewer = -92'2.1 CD, water = "1.4 ~ '2.' . <br /> <br />5, 'I'here were no sanitary sewer or water services const:-ucted <br />from the main to the property line for either lot 20 or 21. <br />Again, if th~s proposal is approved, 9ayment for water taps <br />would be required alQng with restoration for the street. <br /> <br />The file does not indicate approval from any of the affe~ted <br />proper~y owners abutting the site r-egar~i~~ the setback variance <br />request. <br /> <br />
