Dale <br />Street. This site has an existing single-family dwelling located <br />on it which, will be removed prior to ~he construction of ~. <br />apartment building. The Engineering Depart~ent h~s reviewed this <br />file and ha~e the following recommendations: <br /> <br />1. Plans showing the existing conto~rs and proposed <br />contours should be provided prior to the issuance of a <br />building permit. <br /> <br />2. The dedication of 10 additional feet of right-of-way for <br />.:c..'lnty Road B is req'l''; r~d along the east edge of L'\is property_ <br /> <br />3. The existing three-quarter inch watez' service that served <br />the single-family home is to be removed at the main. <br /> <br />4. If the existing sanitary sewer. serJice is to be used, <br />calculations should be provided to indicate adequate sizing <br />for the propl ~d new building. <br /> <br />5. Dale stre~t is on the pa~way system and, therefore, a <br />concrete ~athway must be constr~cted along the entire length <br />of the Dale Street side of this lot. <br /> <br />6. ~he proposed drainage plan for this lot must have the <br />Engineering Department's approval p~ior to the issuance of <br />a building pe~it. <br /> <br />7. Parking stalls constructed from gravel along the Dale side <br />of th,e lot should not b.e permitted. Discussio:'1 with the <br />property owner on the existing parki~g stal~s for the <br />property he owns directly north and south of this site as to <br />their compliance with city code should be dene prior to the <br />issuance of a b~ilding p~rmit, <br /> <br />e. The prcpeLty was originally 7.oned single-family and was <br />assessed per sto~ sewer policy. If ~he mUltiple-family <br />zoning is approved, the property owes additional charges for <br />storm se~er in the amount of $305 which must be paid prior <br />to the issuance of a building pel~it. <br /> <br /> <br />
