In addition to project ~~ai~ic impacts we have assessed, <br />site access, on-site circulation and truck delivery needs. <br /> <br />PROJECT DESCRIPTION <br />The proposed project consists of an automobile dealership <br />buildin~ which includes 9,134 square feet of offic~/showroom and <br />11,188 square feet of automobile ~ervice area and parts storage, <br />for a total of 20,322 s~Jare feet. A total of 316 parking 5paces <br />are pro';ided on the site, of which 78 will serve customers, <br />employees and vehicles which have been serviced or are waiting to <br />be serviced. The remaining 238 spaces will accotllIilodate new or <br />used vehicles. <br /> <br />The project is bounded by County Road C to the north, County <br />Road C is a four-lane roadway divided by a =~~~e~ median. To the <br />east, the project is bounded by 1-35W. The Northern Pacific <br />Railroad is located or. the southerly boundary, and Long Lake <br />Road, which is a fou-.:--lane roadway with right turn lanes at <br />County Road C, forms the westerly boundary of the site. <br /> <br />One full access is proposed on LO:1g :'ake Road. two right- <br />in/right-cut driveways are proposed along County Road C. <br /> <br />~ Northern States Power \NSP) transmIssion easement angles <br />~hrough the west half of the property, and lies parallel with the <br />s0~th property line on the east half of th~ site. A~proximately <br />50 feet of the property along the southerly e~ge of the site lies <br />,",'J.. thi:1 the easement. <br />
