Gordie Howe Real Esi3te, Inc. <br />James A. 3enshoo~li <br />Supplementary Traffic Information PerlaiDing to Proposed <br />Caltore Ridge Apartment Development <br /> <br /> <br />PURPOSE <br /> <br />This memomndum is to respond to interests expressed by members of the RoseviDe <br />City CoURCil at their meeting on July 23. 1990, for more information about the traffic <br />effects of the proposed development OR MiImesota Ave. aDd at the iAtersection of <br />Minnesota Ave. and Rice SL In this context, lite foBowiBg three steps have been <br />aocomp1ished: <br /> <br />I) Performed a traffic oount at Ibe intersection of Minnesota Ave. ami Rice St. OIl <br />August 7, 1990, during the a.m. and p.m. peak periods fI--9 a.m. and 4-6 p.m.) <br /> <br />2) Developed a.m. and p.m. peak hmIr traffic forecasts 00 Minnesota Ave. at ahe <br />proposed site driveway and at Rice St. to account for existing traffic pJ9S trips <br />to and from the proposed deYdopment <br /> <br />3) Analyzed the effects of the development trips on Minnesota Ave. and at its <br />intersection wi~ Rice St. <br /> <br />TRAmc FORECASTS <br /> <br />A mt:mrmmdum b"1at we submitted on July 20, 1990. presented information on tnlffic <br />pt\.-;e<'t-iQml for the jJmposed development. From a trip generation standpoint that <br />memo indicated that the proposed apartment development wouki be expected to <br />generate & total or 4it trips in the a.m. peak hour. 56 tlips in l~}e p.l\1. peak: hour. and <br />569 trips oa a daily basis. Trip generation pro~s also were presen~ for the <br />planned future office b!ulding anc! for the existi8& Country Kitchen Re$taurant. The <br />July 20th memo aJso discussed tbe expedf.ld distn1Jution Of development trips bv <br />direction and route.. The memo indicaled that all development trips would be oiiented <br />toIfrom Rice St., e.~ce~t for a small portion of t~ ttips horn ~ west on T.R. 36 that.. <br />due to left turn restrictions at the site driveway on Rice .::tL. would use Minnesota Ave. <br />east of Dale St. to drive to .be site.
