This further as <br />abuts your residentially improved ownership as adjacent or abutting <br />Northwesterly and situated on Lot 22. . <br /> <br />First it is noted that the Shady Beach lot 'lplattingsn are <br />orientated with. street frontage on Shady Beach Street with lot <br />lines extending to the rear and to what appears to be the high <br />water mark of McCarrons Lake. There is not a government meander <br />line controlling the shore line and this buffer fence has been <br />installed to again, what appears to be the high water mark of the <br />Lake. <br /> <br />Then secondly, the installation of this buffer fence and which has <br />been so constructed causes an adverse effect on the aesthetic <br />qualities or "lake" sight vi.ew amenities as would be enjoyed by <br />immediate abutting property owners - or further, readily directed <br />at the front foot value of such lots or sites whether vacant '''or <br />improved. Certainly I it would be obvious that if all property <br />owners in the Shady Beach residential subdivision would construct <br />similar fencing of a six foot nature and along property lines <br />extending to the water's edge, the McCarrons Lake front foot values <br />of the land would be substantially reduced. <br /> <br />It therefore follows that the fencing in question does have a <br />measurable and supportable damaging effect onto the market value <br />potential of the subj ect ownership. ,AAd further, from this <br />appraiser's experience respecting considerable involvement with <br />numerous "before a.nd after" evaluations of residential properties <br />respecting sight view conditions, there would be ready support for <br />a j'percentage" damage allocation to the subj ect ownership. <br /> <br /> <br />E <br /> <br />By <br /> <br />~ <br />IrTTllc: 1-1;'--( ~",-iT7--- <br />
