July 25, 1990

Ci ty at Roseville
2660 Civic Center Drive
Raseville, HI' 55113

City Council Members,

Encloaed, you will find a 8ite plan of the existing driveway and
garage aa they are now, aome photographs of the property as it i8
now, and a propoaed site plan. The pUrPO.e of including
photographs i. to try and show the nine toot elevation at the lot.

As you can ..., my existing driveway i. not only 8teep and in need
at repair, half of tbe driveway is not on my property.

I am a.king you, the Council, to allow _ to build a garage and
dri vewaI a8 SbCMD in tbe propo.ed site plan. The variance tor the
garage . due to tbe fact of not being able or practical to put
tbe garage on the water .ide of the lot, which i. con.idered tbe
backyard. The variance for tbe driveway, being thr.. feet off tbe
property instead of five feet, would allow a wider swing into the
front doors of the garage.

Also 8bCMD in tbe proposed site plan are retaining wall.. This
would become necessary, as I would like to dig down tbe yard at
tbe point of the garage and driveway levels to uke a mucb more
gradual approacb up the driv8Way. The existing garage is on the
property line. I would like to be able to build the new garage at
the legal setback of five feet in order to keep the driveway
length at the sixty-eight feet, a. .hown in the proposed site
plan.

Setting the proposed driv8Way and garage back any closer to the
existing bouse would -.an more digging costs, concrete, and
retaining wall.. Thu., becoming a financial hardsb!p for.. as I
already have five hundred square f..t of concrete and fifty feet
of multiple-layer retaining walls in the "right of way" area
between tbe street and where my lot begins at the top of the hill.

I would appreciate your taking the.e variance8 under
consideration.

Thank you.

Bradley A. Hoff
1897 Shady Beacb Avenue
Rosev!lle, MR 55113
(612) 488-9900
