<br />THOMAS M. WILLMUS <br />DIVISION OF PLATTED LOT <br />NARRATIVE <br /> <br />I am submitting an application for the division of a <br />platted lot. The property in question is located on the <br />Southwest shore of Lake Josephine. It is legally described <br />as Tract B, Registered Land Survey Nor. 189. The property is <br />zoned R-l and is within the Shore land Management area of Lake <br />Josephine. Each lot will exceed the minimum lot area <br />requirement of 12,500 square feet. Proposed parcell is <br />27,533 square feet and Parcel 2 is 27,187 square feet. <br /> <br />Sanitary sewer and municipal water utilities are <br />available and would be extended when new homes are <br />constructed. Each parcel would have a direct driveway access <br />to Hamline Avenue via the existing access easement now <br />serving the subject property. <br /> <br />This request for a division of platted property will <br />conform to the City's adopted Shoreland Management Ordinance <br />and will be compatible with other area homes on the shore of <br />Lake Josephine. <br /> <br />I respectfully request your consideration and approval. <br /> <br />Yours Truly, <br /> <br /> <br />Thomas M.
