5. The Planning Commission, unanimously recommended approval of
the Willmus request for a division of a platted lot at 3040 N.
Hamline Avenue.

Alternatives:

1. Deny the proposed lot division based on the finding that the
proposal is not consistent with the City's zoning ordinance and
subdivision regulations.

2. Approve the request based on the finding that the proposal
would be consistent with the City's zoning ordinance and
subdivision regulations and would not be detrimental to the
area.

Policy Obiectives

1. To insure that development occurs consistent with the City's
Comprehensive Plan, zoning, and subdivision regulations.

staff Recommendation:

1. The proposed lot division represents a reasonable way to
develop the property. with a division of this property, single
family development on these two lots can and will conform to
the City's Shoreland Management Ordinance and given the
topography and configuration of the lots, they will command
house construction compatible with other area homes on the
shore of Lake Josephine. Therefore, staff recommends that the
City Council approve Thomas Willmus' request for a division of
a platted lot at 3040 N. Hamline Avenue.

Council Action Requested:

1. Motion to approve Thomas Willmus' request for a division of a
platted lot at 3040 N. Hamline Avenue.

staff Report by: Mike Falk
