Falk <br />City of Roseville <br />2660 Civic Center Drive <br />Roseville, MN 55113 <br /> <br />Dear Mr. Falk: <br /> <br />SuperAmerica proposes to construct a station/store with a car wash at 2880 Rice <br />Street. The store will be a masonry construction with a brick exterior and shingled hip <br />roof. The site is 44,483 square feet. The site was formerly a restaurant. The building <br />has been razed and only remnants of the parking lot remain. The proposed <br />SuperAmerica will be 3,500 square feet, 1,800 square feet of which is retail sales area <br />plus an additional 900 square feet for the car wash. <br /> <br />The site is currently zoned commercial which allows a SuperAmerica with a car wash as <br />a conditional use. The proposal includes twenty-three parking spaces including twelve <br />spaces at the pump islands. The trash enclosure will have a brick exterior to match the <br />building. Because the building has a hip roof, all mechanical units will be at ground <br />level and screened by a fence. We believe the proposal meets all of the City ordinance <br />requirements and requires no variances. All utilities exist at the site to adequately <br />serve the proposal. <br /> <br />Access to the site would be off of Minnesota and Woodbridge with no direct access on <br />to Rice Street. <br /> <br />The proposed store will employ a manager, assistant manager, three or four full time <br />employees and eight to ten part time employees. <br /> <br />SuperAmerica currently operates three stores in Roseville located at 2785 North <br />Hamline Avenue, 2172 Lexington Avenue and our newest store at 2380 W. County <br />Road D.
