<br />REQUEST FOR CITY COUNCIL ACTION <br /> <br />DATE: 09/24/01 <br />ITEM NO' C-8 <br /> <br />Manager Affro~~d: Agenda Section: <br />/uJ t/:JlJ2:/C; Cons en t <br /> <br />A request by Advent Lutheran Church for a Conditional Use Permit and <br />a Variance from Section 1004.01A, 3 and 4 from the Roseville City <br />Code for property located at 3000 Hamline Avenue (PF3340) <br /> <br /> <br />1.0 REQUESTED ACTION <br /> <br />1.1 Advent Lutheran Church has requested a 192 square foot variance to Section 1004.01A3 <br />(Detached Accessory Building Limit) to construct a 1,200 square foot accessory building <br />on the premises located at 3000 Hamline Avenue. Advent Lutheran Church is also <br />required to obtain a conditional use permit (CUP) to construct the accessory building in <br />accordance with Sections 1004.01A4 (Requirements for Increased Maximum Size) and <br />1013.01 (Conditional Use Permits) of the Roseville City Code. <br /> <br />2.0 BACKGROUND <br /> <br />2.1 Advent Lutheran Church own the property located at 3000 Hamline Avenue. The <br />property encompasses approximately 5.2 acres, is zoned R-1, Single Family Residential, <br />and the Comprehensive Plan identifies the property as Low Density Residential. <br /> <br />2.2 Advent Lutheran Church desires to tear down their existing 308 square foot shed <br />constructed in 1954 and replace it with a 30-foot by 40-foot (1,200 square feet) accessory <br />structure. The new structure would better serve the Church and its auxiliary uses storage <br />space needs. <br /> <br />SECTION 1004.01A3 <br />VARIANCE <br />Code Requirement Calculated Rear Applicant Requested Variance Requested <br /> Yard Area Accessory Buildin~ <br />40% Rear Yard Area 4,860 SQ. ft. 1,200 s.f. --- <br />Allowable Bldg Size Maximum 1,008 1,200 s.f. 192 s.f. ( requires <br />864 to 1,008 s.f. s.f. with CUP CUP and Variance) <br /> <br />3.0 STAFF COMMENT <br /> <br />3.1 Section 1004.01A3 reads as follows: "Detached Accessory Building Size Limit: Total <br />detached accessory building area shall be limited to forty percent (40%) of a required rear <br />yard area, up to a maximum size of eight hundred sixty four (864) square feet. The forty <br />percent (40%) rear yard limitation is calculated by taking the width of the subject lot or <br />parcel and multiplying it by the required rear setback depth ofthirty feet (30'), then <br />multiplying that number by 0.4 or forty percent (40%)." <br /> <br />PF3340 ReA (092401).doc Page 1 of6 <br />
