The Community <br />Development Department has reviewed your most recent site plan submittal and determined that <br />the plan is still insufficient. Specifically the plan fails to provide adequate information regarding <br />existing site conditions. Items such as the driveway connecting to the existing attached garage; <br />the size of the attached garage; verification of the exact setback of the current shed for which the <br />variance is being requested; and provision of property lines have not been included on the site <br />plan. . <br /> <br />To assist you with preparing a site plan that will meet the Community Development <br />Department's needs, I have included copies of four previously submitted site plans. Two of <br />these plans have been created from a property survey. The information inclusive of each of these <br />plans is the information that the Community Development Depaliment needs to formalize a <br />conclusion and determine what variances are necessary. <br /> <br />Previous letters have indicated the necessity of an accurately scaled site plan that includes all site <br />conditions. To minimize the initial cost of the variance process, the City has not required the <br />provision of a survey, instead opting for a drafted site plan. However, a survey will be necessary <br />in the future, should the request be forwarded for formal action. <br /> <br />In summary, the Community Development Department cannot accept the submitted application <br />as complete until a comprehensive site plan is submitted for review. I hope the site plans that I <br />have included provide you with direction on completing the site plan necessary for our review <br />and consideration ofMr. Telstad's variance request. <br /> <br />2660 Civic Center Drive .:.
