Community Development Department
651-490-2279 . fax: 651-490-2931

December 19, 2001

Dear Roseville Property Owner:

Over the past two months the Roseville Planning Commission has held public hearings regarding
amendments to Roseville's Comprehensive Plan. These hearings have focused on affirming the
200 I changes and updating the language on many aspects of Roseville' s Comprehensive Plan.

One modification I would like to explain is the creation of a "Business Park" land use
designation. In June 2001 the Roseville City Council approved the creation of this land use
designation.

In the Comprehensive Plan a "Business Park" is defined as a geographically identifiable area
which contains an architecturally consistent mix of office, office-laboratory, office-showroom-
warehousing, biotechnical, biomedical, high-tech software and hardware production uses with
support services such as limited retail, health, fitness, lodging, and multiple family housing. The
Business Park has well planned roads, utilities, ponding, and communication systems. Parcels
within a Business Park have access to an internal parkway and/or external County minor arterials
as well as access to the Interstate Highway system. Emphasis is placed on creating a unique,
safe, and high quality work and play environment by installation of extraordinary, architecturally
distinct buildings, transit and transportation services, site planning, parks, trails, and lighting.

In addition to Twin Lakes, the City of Roseville currently has three such business parks (Centre
Pointe, 35W Gateway, Roseville Business Commons), which meet the definition. However,
none of them are officially designated as such on the City's Comprehensive Plan. Hence, on
Wednesday, January 2, 2002, the Roseville Planning Commission will again open the continued
public hearing regarding the affirmation of the 2001 Comprehensive Plan modifications, during
which hearing the Commission will consider officially recommending a change in land use
designation for these properties from their current designation to the more appropriate "Business
Park."

Should you have any questions or comments regarding this action, please feel free to call me at
651-490-2236.

Sincerely,

Thomas aschke
City Planner

2660 Civic Center Drive .:.
