<br /> <br />November 13, 2001 <br /> <br />Mike & Susan McCloskey <br />716 Monroe Street NE <br />Minneapolis, MN 55413 <br /> <br />RE: Setback Permit for construction of new home at 2525 County Road C-2. <br /> <br />Dear Mike & Susan: <br /> <br />On November 8, 2001, the City of Roseville Development Review Committee (DRC) held a <br />hearing on your request to allow construction of a home on the vacant lot at the above addressed <br />property. The Setback Permit you requested specifically sought a five-foot encroachment for a <br />portion of the kitchen and dining room into the required 10-foot side yard (north) setback. <br /> <br />During our review it was noted that a section of the City Code allows a garage without living <br />space above to be located 27 feet from a front or street side property line. In the case of your <br />request, the proposed location of your home can be shifted to the south and east to reduce the <br />magnitude of the encroachment. <br /> <br />Having this new information, the DRC reviewed your development plans and recommended that <br />the request be approved with conditions. <br /> <br />The purpose of this letter is to inform you that I have concurred with the reasoning set forth by <br />the DRC and have approved the Setback Permit. I also concur with the DRC conditions attached <br />to the setback permit, which are as follows: <br /> <br />. <br /> <br />The applicant must submit a property survey completed by a registered land surveyor. <br />Said survey must indicate the propose location ofthe home, driveway, sidewalk, and any <br />patios. The survey must also indicate the directional flow of roof and yard drainage. <br />Dimensions of the house driveway and any sidewalk/patio must be included to determine <br />lot coverage. <br />The site is limited to an impervious coverage not exceed 30% of the lot size. <br />Screening ofthe adjacent (north) property may be necessary. Upon review of the survey, <br />a determination by the City will be made with the input from the adjacent property owner <br />(Patrick & Celene McGuire) and you, on whether screening is necessary along the <br />kitchen/dining area, as well what type of screening is appropriate (fence, trees, shrubs, or <br />a combination thereof). <br />The home must have gutters where possible to properly direct roof drainage on the <br />property . <br />Approval by the City Engineer is necessary for all curb cuts. <br /> <br />. <br /> <br />. <br /> <br />. <br /> <br />. <br /> <br />2660 Civic Center Drive .:.
