<br /> <br />Community Development Department <br />651.490.2279 . fax: 651.490.2931 <br /> <br />December 10, 2001 <br /> <br />Corey & Shannon Hoagland <br />809 Parker Avenue <br />Roseville, MN 55113 <br /> <br />RE: Setback Permit for construction of an additional garage stall. <br /> <br />Dear Mr. and Mrs. Hoagland: <br /> <br />On December 6,2001, the City ofRoseville Development Review Committee (DRC) held a <br />hearing on your request to allow construction of an additional garage stall in the side yard of <br />your property addressed above. The Setback Permit you requested specifically sought a two-foot <br />encroachment into the required five-foot side yard setback. <br /> <br />At this hearing, your neighbor was present to voice concern over how close the proposed garage <br />addition would be to the property line and her driveway. She also indicated concern regarding <br />Metro Mobility delivery and the potential that if the driver of the bus determined access was too <br />difficult, she would have to pick-up her mother from the curb. <br /> <br />The DRC reviewed your development plans and your neighbor concerns, offering options to <br />resolve or minimize the proximity impacts. The DRC recommended that the request be <br />approved with conditions. <br /> <br />The purpose of this letter is to infonn you that I have concurred with the reasoning set forth by <br />the DRC and have approved the Setback Permit. I also concur with the DRC conditions attached <br />to the setback permit, which are as follows: <br /> <br />· A building permit must be applied for and issued by the City of Roseville. <br />· Gutters must be installed on the garage to properly direct roof drainage on the property. <br />· The encroachment is limited to two feet or a minimum setback of three feet from the side <br />(north) property line. Verification of the front property line is necessary. <br />· An arborvitae must be placed near the northwest comer of the garage to identify this <br />structure more clearly for people backing up in driveway of the adjacent property owner. <br />· Two windows must be incorporated into the north facing building wall to break-up this <br />facade. <br />· Additional landscaping should be implemented between the garage and the nOlih <br />property line. Said landscaping should include species agreed upon by the adjacent <br />property owner and approved by the City's landscape architect. <br /> <br />2660 Civic Center Drive .:. Roseville .:.
