<br /> <br />January 3, 2002 <br /> <br />Mr. Randy Notto <br />Lefner Transmission <br />75 East Little Canada Road <br />Little Canada, MN 55117 <br /> <br />RE: Conditional Use Permit Application for 3114 Lexington A venue, Roseville. <br /> <br />Dear Mr. Notto: <br /> <br />Thank you for meeting with members of the City of Roseville staff on December 26, 2001, to <br />review your intentions to reuse the former Alfa Muffler site at 3114 Lexington Avenue as a <br />transmission and minor automobile service facility. I have had the opportunity to review your <br />proposal further with the City Attorney and have concluded the following: <br /> <br />.. The use of the property for minor automobile (engine) and transmission repair is a <br />permitted conditional use in the B-3 General Business District. <br /> <br />.. Previous conditions placed on the site for the former Alfa Muffler, though <br />general, (attached) are binding and do not necessitate the need for a revised or <br />new conditional use permit for your proposed use. <br /> <br />.. Noise generated from the use of impact wrenches and other power tools is a <br />concern and will be monitored by the City. Steps must be taken (such as shutting <br />service doors on the building) to limit these noises from infiltrating the adjacent <br />residential community. <br /> <br />.. The Community Development Department will work with you to identify proper <br />locations for visitor, employee, and service vehicle parking. All vehicles, other <br />than those dropped off after hours, must be stored within the building overnight. <br /> <br />..
