<br /> <br />Lenfer Transmission is aware of the shortfalls of the previous operator and aware of the concerns <br />of the City of Roseville regarding storage of automobiles in the parking lot over night and control of <br />sound. We plan to operate only 6 of the 12 bays to start and have no immediate plans to lease the <br />the other bays which will be available for any vehicle storage needs that might come up. Please <br />note that we do NO tire work, and NO debris, parts or used tires are ever left outside the building. <br />We also do NOT sell used cars either and have NO evening and weekend hours. Regarding <br />sound control, we have no intentions or plans to expand hours of operation beyond weekdays. <br /> <br />Our conditional use will be a viable option that is not at odds with the City of Roseville's <br />Comprehensive Plan but indeed supports the Council's goals for economic development to <br />maintain a positive balance between residential and commercial land use, strengthen the <br />business community, attract new business and redevelop blighted areas. <br /> <br />Our operation continues the automotive service use of this recently built facility which is modern <br />and perfectly suited for our business. <br /> <br />Thank you for your consideration. <br /> <br />}'!1.".,~.:"G <br /> <br />Member <br /> <br /> <br /> <br /> <br />
