<br />offer is contingent on the zoning of the property being clianged from R-3 with a
<br />cCH'jditional LIse permit to B~ 1.

<br />In order for us to finance this transaction, our lenders need a higher degree of
<br />comfort with the 2oning. For title purposes, they are requesting a change in the
<br />zoning to eliminate the need for a conditional use permit to allow the existir,g
<br />businoss to cOI"ltinue. A B-1 zoning is consistent with the property's current U~e
<br />and provides more flexibility for the future of this property.
