<br />Community Development Department <br />651-490-2279. fax: 651-490-2931 <br /> <br />April 16, 2002 <br /> <br />Mr. Patrick James Chierello <br />2415 Dale Street <br />Roseville, MN 55113 <br /> <br />REo' Requestfor Variance and Conditional Use Permit to construct a detached Accessory <br />building (PF3378) <br /> <br />Dear: Mr. Chierello: <br /> <br />The purpose of this letter is to confirm the action of the Roseville City Council at their meeting <br />of Monday, April 15th. <br /> <br />After discussion of your request for consideration of a variance to construct a 28 foot by 32 foot <br />(896 square foot) detached accessory building in the rear yard of your property at 2415 Dale <br />Street, the Council took the following action: <br /> <br />By motion, approved the 8 squarefoot variance from Section 1004.01A5 to allow <br />construction of a detached accessOlY building 8 square feet larger than the City Code <br />allows for property located at 2415 Dale Street, based on the comments andfindings in <br />Section 5 and 6 of the project report dated April 15, 2002. <br /> <br />By resolution, approved a conditional use permit to allow construction of a 32 foot by <br />28-foot (896 sq. ft.) detached accessory building in the rear yard of property located at <br />2415 Dale Street, based on the findings in Section 4 and the following conditions, as <br />stipulated in Section 7 of the project report dated April 15, 200,2 and with the stipulation <br />that the existing garage will be razed and no additional buildings will be placed on the <br />site (besides the above mentioned 896 sq. ft. building). <br /> <br />A. A maximum accessory building (detached garage) size of 32 feet wide by 28 feet deep or 896 square <br />feet. Because of the size variance and conditional use permit, only one accessory building (and no <br />garden shed) will be permitted on this site. <br /> <br />B. A maximum impervious sUlface coverage for the parcel of 3,015 square feet, which includes all roof <br />and paved areas. <br /> <br />C. A minimum side and rear yard setback of five feet. <br /> <br />D. The inclusion ofwindows on the north/south buildingface. <br /> <br />E. A maximum exterior wall height of nine feet and a maximum garage door height of eight feet. <br />
