<br /> <br />Community Development Department <br />651-490-2279 . fax: 651-490-2931 <br /> <br />January 15, 2002 <br /> <br />Mr. John Lichtscheidl <br />2550 Western Avenue <br />Roseville, MN 55113 <br /> <br />RE: Applicationfor Variance to Construct Detached Garage. <br /> <br />Dear Mr. Lichtscheidl: <br /> <br />Thank you for your recent application requesting a variance to allow construction of a 24 by 42 <br />foot (1,008 square foot) detached garage. I have reviewed your application and the City Code, <br />and determined the following: <br /> <br />· Your application has been determined to be incomplete and will require additional <br />information/clarification and a revised narrative. The application submitted is correct, <br />however, the narrative (speaks to variance) is incorrect and must be revised. <br /> <br />· Your principal structure footprint has been estimated to be 1,130 square feet. The exact <br />footprint size must be determined/provided prior to any administrative/formal process. <br /> <br />· Your rear lot area has been determined to be 1,200 square feet. <br /> <br />· Given the above findings, the City Code would allow a permitted accessory structure up <br />to 864 square feet or and accessory structure up to 1,008 square feet with an approved <br />conditional use permit, <br /> <br />· Your proposal for a 1,008 square foot detached garage appears to require a conditional <br />use permit and not a variance. <br />· The accessory structure must be setback a minimum of five feet from the north property <br />line. This location must be clarified on your site plan. <br /> <br />· It is assumed that the design standards on the attachment from Menards are those you <br />wish to pursue.
