<br />OBJECTIVE <br /> <br />To gain city approval for a lot split of a 150 foot wide site (three 50' lots) <br />with an existing house, to create a second buildable lot to the north of the existing <br />house. <br /> <br />The north wall of the existing house has been measured by the owners to <br />be 72'-2" south of the north line of the 150 foot site. <br /> <br />If the existing house can have a 5 foot side yard setback from the proposed <br />new property line, the 150 foot site could be split into a new north buildable site <br />67' wide and a south site with the existing residence, that is 83' wide. <br /> <br />If the side yard setback between the existing house and the new proposed <br />boundary is 10', the new north lot would be 62' wide. (All sketches that follow are <br />drawn on this basis.) <br /> <br /> <br />The Kings, (owners), desire the lot split and would be pleased with <br />whichever scenario above, 62' or 67', preferred by the city. Either width should <br />be adequate for the construction of a new home on the site. <br /> <br />If all side yard setbacks are required to be 10', even to the garage, the <br />house and garage dimensions can be revised to a maximum width of 42' on the <br />62' wide lot. <br /> <br />At this time, the property owners are only seeking the approval of the lot <br />split. They are aware that if the lot split is approved, there are many additional <br />requirements ahead of them in requesting a building permit for the construction of <br />a residence on the site. <br /> <br />Included on the pages that follow are some plats and lot sketches and <br />photographs to provide visual assistance. <br /> <br />On some of the plats, I have drawn in a possible house and attached <br />garage just to show how nicely a house might fit on the new split off lot. <br /> <br />The house drawn in is very similar to a house actually built by the Kings <br />on a 50' wide lot in Birchwood. The garage there is detached, however, at the <br />rear of the lot. <br /> <br />The house is roughly 52'-6" deep by 28' wide, (less two porches and a <br />comer ofthe attached garage) or about 1,330 sq. ft. on the first floor. <br /> <br />The house also includes some small amount of second floor area and a full <br />walkout basement, ideal for fmishing. <br /> <br />3 <br />
