Site conditions met in order for a Setback Permit to be issued: <br /> <br />a. One car garage or less is located on the site. <br />>> detached one car garage is located on site <br /> <br />b. The proposed project improves the design or livability of the structure. <br />>> the addition of the porch will provide added living space, as well as protection from <br />inclement weather and will enhance the architecture of this Cape Cod style home <br /> <br />c. The proposed project improves the terrain or a drainage issue. <br />>> water will be drawn away from the foundation <br /> <br />d. The original reason or need for the setback permit was not created by the current owner. <br />>> this dwelling is currently set closer to the street than the contiguous neighbors' <br />homes <br /> <br />e. The existing improvements along with proposed improvement retain a minimum of 70% of <br />the previous surface and green space of the lot. <br />>> the addition will only cover existing sidewalk area, no additional ground will be <br />covered <br /> <br />f. The proposed project creates no other setback or variance conditions. <br />>> this is a true statement per the plans enclosed <br /> <br />g. The proposed project improves the aesthetics, covered storage, or the functional use of the <br />site. <br />>> the covered porch will provide additional curb appeal to the home and provide <br />covered storage space <br /> <br />17. The proposed project uses the same exterior structure materials and colors as the <br />principal structure and accessories. <br />>> the addition, as well as the existing buildings will be re-sided in a color similar to <br />the existing color <br /> <br />i. The final building mass is consistent with that on contiguous properties. <br />>> both contiguous properties have been expanded to a size larger than the current <br />size of this dwelling <br /> <br />j.
