<br />variance request by Mr. Dahmann and recommended (5-0) to approve the request, based on <br />findings outlined in Section 5 and conditions of Section 6 of the project report dated 6/05/02. <br /> <br />NOW THEREFORE BE IT RESOLVED, by the Roseville City Council, to grant Knut <br />Dahmann a conditional use permit to allow two detached accessory buildings totaling 1,299 <br />square feet at 1055 Shryer Avenue based on the findings in Section 5 ofthe project report dated <br />June 17,2002, and subject to the following conditions:. <br /> <br />a. The elimination of the allowance of a 120 square foot garden shed (allowed under <br />Section 1004.0 IA2). <br />b. A maximum combined accessory building total size of 1,299 square feet <br />(proposed 30 feet wide by 28 feet deep or 840 square feet and existing 25.5 feet <br />by 18 feet or 459 square feet). <br /> <br />c. A maximum impervious surface coverage for the parcel of 30% or 11,476 square <br />feet. <br /> <br />d. The new garage being located in the general location ofthe existing (to be razed) <br />accessory building and kept a minimum of six feet from the principal structure. <br /> <br />e. The inclusion of doors and windows as proposed on the submitted plans. <br /> <br />f. A maximum exterior wall height of nine feet and a maximum garage door height <br />of eight feet. <br /> <br />g. The installation of roof gutters to properly channel roof drainage away from the <br />adjacent (east) property. <br /> <br />h. A maximum building height of 15 feet (to the midpoint of the roof truss) and the <br />installation of roof trusses that are of a similar design to that of existing structure <br />contiguous to the property. <br /> <br />i. The submittal and approval by the Community Development Department of a <br />screening plan that incorporates coniferous and deciduous landscaping and along <br />the sides of the new building/site. <br /> <br />j. The accessory structure being constructed of a similar color and with similar <br />materials to that of the principal structure. <br /> <br />k. The use of the detached accessory buildings (garage) being limited to residential <br />storage and use only. <br /> <br /> <br />t. The existing detached garage being razed prior to the issuance of the building <br />permit to start construction of the new accessory structure. <br /> <br />m. The conditional use permit expires 6 months after approval if a building permit <br /> <br />2 <br />
