<br /> <br />July 18,2003 <br /> <br />J ames and Heather Hawkins <br />1144 West Ryan Avenue <br />Roseville, Mn. 55113 <br /> <br />RE: Setback Permit/or New Home COllstructioll (PF 3504). <br /> <br />Dear Mr. and Mrs. Hawkins: <br /> <br />On Thursday, July 18,2003, the City of Roseville Development Review Committee (DRC) held the <br />hearing regarding your request to continue to use the 4' -8" setback along your west property line for a <br />new replacement garage and to encroach with a front porch 4' -5" into the front setback of 34' -6". The <br />DRC recommended approval of the Setback Permits for each issue. <br /> <br />The purpose of this letter is to inform you that I concur with the reasoning set forth by the DRC and have <br />approved your Setback Permit. I also concur with the DRC conditions attached to the Setback Permit, <br />which conditions stipulate that: <br /> <br />y Gutters must be installed on the garage and home to properly direct roof drainage away <br />from your structure and neighboring property. <br /> <br />y Submittal of a scaled site plan with the building permit and/or excavation/footing and <br />foundation application that indicates how the parcel's drainage will be handled. (A full set <br />of the drawings you presented at the DRC meeting will be acceptable.) <br /> <br />y Exterior materials to be matching or complimentary in color and/or texture. <br /> <br />The lO-day Setback Permit appeal time line (by you or adjoining property owners) will expire at 4:30 p.m. <br />on Monday, July 28,2003, after which you may begin the building permit application process. The City <br />Planner does not anticipate an appeal from any of the effected neighbors and suggests that your contact <br />Gerry Proulx, Residential Building Inspector at 651-490-2233 to review your construction plans and the <br />building permit application process.
