Ryan Ave <br />Jim and Heather Hawkins <br /> <br /># 6) State exactly what is intended to be done on or with the property <br />that requires the setback permit: <br /> <br />As part of a larger plan, we need a setback permit to build a two-car garage the same <br />distance off the West side lot line as it exists currently. The existing attached garage <br />(built in 1953) is 4 feet 8 inches from the West side lot line. Current code requires a <br />minimum setback of 10 feet for a side lot line. The additional space needed for the <br />second garage stall would come from the existing breezeway/family room (between our <br />garage and the main body of the house). <br /> <br /># 7) Explain alternatives that have been examined which would enable <br />you to meet existing Code requirements: <br /> <br />Two main alternatives exist that would allow a two-car garage to be built within today's <br />code as we understand it. Both options are problematic and also require tearing down the <br />existing breezeway/family room to be within code. The first option would be to build a <br />two-car garage in which one car is parked behind the other, rather than side by side. <br />Among other things, this obviously creates significant issues resulting in constant <br />"juggling" of vehicles and a very long garage in appearance. <br /> <br />The second option would be to move the entire garage structure into the back yard. This <br />would be a poor alternative for both us and our neighbors. The current backyard area of <br />our home and the homes to the West have a unique quality in that they are all free of any <br />significant structures (i.e. garages, sheds, fences, etc.) and connect to more open land to <br />the South. This creates a beautiful, park-like atmosphere for us all. This second option <br />would break that up. It would also function much less efficiently for our family in many <br />ways, harm our own views of the park-like backyard and create a much longer driveway, <br />requiring significantly more area to be filled with concrete. Both of these alternatives <br />have significant disadvantages, making them less desirable than our proposed plan. <br />
