Currently the <br />Community Development Department would determine your home and parcel to be legal non- <br />conforming, in essence, a parcel that was build under a different set of standards which design <br />does not meet the current standards of the City Code. <br /> <br />Specifically, your parcel currently exceeds the allowable lot coverage afforded by the City Code, <br />which is set at 30%. Any modification to a structure or parcel that is non-conforming to the City <br />Code requires the modification to be completed in compliance with the City Code or receive a <br />variance to allow a deviation from the set standard. In the case of your situation, your parcel <br />exceeds the allowable lot coverage by 5% and the addition will only minimally reduce the square <br />footage. It also appears that a front yard encroachment will occur that requires a variance to <br />allow the porch to extend 7 feet 6 inches into the required front yard setback. <br /> <br />Attached please find a variance application for completion. Remit this document to me along <br />with the required narrative explaining why the variance is necessary and the required fee.
