These two (2) outparcels <br />will not exceed 20,000 square feet each. <br /> <br />On the Wellington Property, up to three (3) multi-tenant retail <br />building may be constructed that may include general retail, <br />restaurant pads and other service uses. These three (3) outparcels <br />will not exceed 20,000 square feet each. The Citv will reQuire that <br />the maximum building SQuare feet of the outvarcels be identified <br />in the MOU <br /> <br />Housing: <br /> <br />No housing is proposed as part of this redevelopment. <br /> <br />The entire should include coordinated <br />building designs with architectural appeal. There will be a distinct <br />frontage type on each building. The fa<;ade on the large single use <br />retail Target Property shall be consistent with Target's prototype <br />"Super Target" building design that meets the Roseville design <br />standards <br /> <br /> <br />primary entries for visitors. <br /> <br />No buildings will 'back up' to or 'back onto' any public space <br />without a clearly identifiable frontage or facade. Any building not <br />able to meet this requirement for commercial viability reasons may <br />need to require two entries of equal importance. There will be no <br />continuous wall surface along any public street longer than 60' <br />without an entry, windows or decorative fa<;ade that breaks up the <br />continuous wall surface from public view. An 'entry' allows a <br />pedestrian to access a building from the street it fronts. All <br />continuous wall surfaces longer than 60' mlls~ include window <br />displays or other design feature at the street level. Roseville <br />reQuires redevelovment design guidelines vrovide that large wall <br />surfaces over 60 feet be broken uv with either an entry. window <br />and or other decorative feature as vart of redevelovment <br />vrovertv and PUD's. <br /> <br />Gateway/Entrances: There should be a set of buildings and/or <br />landmarks (such as monument signs) clearly marking the entries to <br />the development that will be surrounded by landscaping and <br />sidewalks which will be fully accessible by car, bicycle and <br />pedestrian.
