<br />July 30, 2003 <br /> <br />Development Review Committee <br /> <br />RE: Request for Variance for Property 1131 Roselawn Avenue West <br /> <br />I am the owner of property at 1131 Roselawn Avenue West, Roseville, Minnesota, <br />55113. <br /> <br />It is my intention to place a 16 ft living addition and a two-car garage on the rear of this <br />structure and move into it for my retirement years. I built and have owned this structure <br />since 1977. <br /> <br />The lot on which this structure is built is some 295 feet deep and 73.38 feet wide giving <br />ample square footage for the proposed addition and maintenance of green space. <br /> <br />It is my understanding that a very small section of Roseville has a side garage setback of <br />10 feet and that this property lies within this section of Roseville. All other Roseville side <br />setback distances are 5 feet and I have not been able to understand this discriminating <br />factor. Since this is a somewhat narrower lot than normal and I have constructed a <br />suitable structure to accommodate this, it is imperative that I be allowed the 5 foot side <br />setback for the garage to preserve the yard and drive space on the garage front and to be <br />able to make use of the very limited space for window arrangement for the house. Also, <br />the proposed garage would back up to an existing large parking lot for the apartment <br />building next door and would not infringe on or be in view of any other residential <br />property. Since there is no drainage relief from the apartment parking lot next door onto <br />my property, this construction will also give me the opportunity to improve and properly <br />direct the flow of water across my property from this parking lot.
