<br />9/16/03 <br /> <br />To: Mayor and all city council members <br />From: Scott and Renee Santanni <br />1019 Sherren St. W. <br />Subject: Detached accessory garage on premises. <br /> <br />Dear council members, <br /> <br />We have applied for a detached accessory garage at 1019 Sherren St. W. . My wife and I <br />have chosen to continue pursuing a "conditional use permit" or a variance to increase <br />from the maximum size of864 square feet. We have proposed to build a 1007 square <br />foot detached accessory garage to effectively store our belongings and to provide space <br />for the future. <br /> <br />The city planner and the planning commission have already reviewed this particular <br />issue. The planning commission based on the city planner's recommendation denied a <br />building beyond 698 square feet. In order to receive a conditional use permit we must <br />abide by three main criteria as outlined in section 1004.01 and as well, prove a hardship. <br />According to section 1004.01A5 we cannot build a garage larger than 698 square feet due <br />to the size of our home. <br /> <br />My wife and I were recently married, we plan to have a family and reside in this home <br />for many years to come. We would like to do as our Grandparents did for many years. <br />Dan and Kathey Santanni built, owned, and raised children in this home for over fifty <br />years. In the future we would like to add on to the home when our family expands. Due <br />to timing, cost, and the current situation of a lack of storage we have decided to build a <br />detached garage before an addition to our home. <br /> <br />The situation at hand has caused a hardship upon us. It is unforeseeable to add on to our <br />home to achieve the desired detached garage. As well, building the garage as per the <br />recommendation of the city planner, then to add on to our home in the future would <br />subsequently allow for an addition on to the detached garage due to the increased <br />footprint of the home. This is not cost effective or a logical way of continuing with the <br />building process. <br /> <br />Stated in section 1004.01A5 we may not build bigger than the "footprint" of the home. <br />Footprint is not clearly defined. The foundation of our home is 1138 square feet. The <br />actual above ground home is rougWy 1838 square feet. It is not logical that a rambler <br />with a larger foundation but, with less total footage would be able to build a bigger <br />detached garage than a two story home. If the total footage were allowed this would then <br />exceed all sections and permit us to build the proposed garage. The two other sections <br />(1004.01A3 and A6) do not come into question due to the 27,000 square foot lot. Our <br />yard is large with ample amount of trees on the East, West, and North property line to <br />disguise the structure. We feel that we are being penalized for wanting more (above and <br />beyond 864 square feet) and planning for the future. <br />
