EXHIBIT A That part of Lot 18, A. K. Barnum's Garden Lots, comprising 1 acre, lying North of the North line of South Lake Owasso Boulevard, together with that part of said Lot 18 lying within South Lake Owasso Boulevard, all particularly described as follows: Commencing at the southeast corner of said Lot 18; thence west on the south boundary line thereof to the southwest corner of said Lot; thence along the westerly line of said Lot to a point 176.97 feet north of the south line of said lot extended west; thence east on a straiqht line parallel to the south line of said lot to the east line thereof; thence southwesterly along the southeasterly line of said lot to the point of beginning, subject to South Lake Owasso Boulevard, except that part commencing on the south line of said Lot 18, at a point 37 feet west of the southeast corner thereof; thence in a Northeasterly direction at an angle of 97 degrees 1 minute with the south line of said lot to a point on the north line of the south acre of said Lot 18 which north line lies 176.97 feet north of and parallel to the south line of said Lot 18; thence West along the north line of said south acre 75 feet; thence in a southwesterly direction at an'angle of 82 degrees 59 minutes with the north line of said South acre to a point on the south line of said Lot 18; thence east along the south line of said Lot 18, a distance of 75 feet to the point of beginning; also except all that part of the south 1 acre of Lot 18 lying North of the North line of South Lake Owasso Boulevard, together with that part of said Lot 18, lying within South Lake Owasso Boulevard, lying easterly of the following described line: Commencing at a point 37 feet West of the southeast corner of said Lot 18, thence Northeasterly at an angle of ninety-seven degrees, one minute with the south line of said lot to a point on the north line of the south 1 acre of said Lot 18, which north line lies 176.97 feet north of and parallel to the south line of said Lot 18 and there terminating, subject to South Lake Owasso Boulevard, according to the plat thereof on file and of record in the office of the Register of Deeds in and for Ramsey County, Minnesota.
