<br /> <br /> <br />August 22, 2003 <br /> <br />Ms. Judith Helgen <br />1934 Shryer Avenue <br />Roseville, MN 55113 <br /> <br />RE: Approved Setback Permit, PF3517. <br /> <br />Dear Ms. Helgen: <br /> <br />On Thursday, August 21,2003, the Development Review Committee held the hearing regarding <br />your request for a 6 foot Setback Permit to allow an encroachment into the required 30 foot <br />setback adjacent to Prior Avenue. No adjacent property owners were present, nor did the City <br />receive and responses regarding your proposal. <br /> <br />Members of the DRC reviewed your proposal and initially indicated concern for the amount of <br />impervious coverage. However, a calculation was completed that indicated a City Code <br />allowance of 3,013 square feet and a proposed coverage estimated at 2,554 square feet, which <br />amount falls within the Code allotment. The DRC recommended that the 6 foot encroachment <br />into the required 30 foot setback adjacent a public street (comer lot) be approved. <br /> <br />The purpose of this letter is to inform you that I concur with the reasoning set forth by the DRC <br />and have approved your Setback Permit. I also concur with the DRC conditions attached to the <br />Setback Permit, which conditions are as follows: <br /> <br />~ The proposed activity room being limited to a size not to exceed 27 feet by 14 feet or <br />378 sq. ft. <br /> <br />~ The activity room must be setback a minimum of 24 feet from the property line <br />(west) adjacent to Prior Avenue. <br /> <br />~ Gutters must be installed on the addition to properly direct roof drainage away <br />from your structure, disbursing into either the rear or side (west) yard. <br /> <br />~ A site plan must be submittal with the building permit and/or excavation/footing <br />and foundation application that indicates how the parcel will deal with impervious <br />coverage (at or under the 3, 013 sq. ft. allowed by the City Code). <br /> <br />~ The Site plan must also include the proposed drainage for the parcel. <br /> <br />2660 Civic Center Drive .:.
