<br /> <br />September 8, 2003 <br /> <br />Vem and Jean Bengston <br />1776 Dunlap <br />Roseville, Mn. 55113 <br /> <br />RE: Setback Perm it for Home Reconstruction/Addition (PF 3521). <br /> <br />Dear Mr. and Mrs. Bengsten: <br /> <br />On Thursday, September 4,2003, the City of Roseville Development Review Committee (DRC) <br />held the hearing regarding your request to continue to use the 3' -0" setback along your north <br />property line for a new living space replacement for a existing garage. The DRC recommended <br />approval of the Setback Permit for this issue. <br /> <br />The purpose of this letter is to inform you that I concur with the reasoning set forth by the DRC <br />and have approved your Setback Permit. I also concur with the DRC conditions attached to the <br />Setback Permit, which conditions stipulate that: <br /> <br />~ Property irons along the north and west property line must be staked and the <br />property line easily identified in the areas where the structure will be <br />built/expanded. <br /> <br />~ Gutters must be installed on the home to properly direct roof drainage away from <br />your structure and neighboring property and maintain the existing swale along the <br />north property line. <br /> <br />~ Protect the north property line with erosion control fence, and protect the stockpile <br />of soil temporarily placed in the front yard with erosion fencing. <br /> <br />~ The roof soffit may be a maximum of 1 foot along the north side of the house, <br />creating no more than a 1 feet overhang from the building wall. <br /> <br />~ Submittal of a scaled site plan with the building permit and/or excavation/footing <br />and foundation application that indicates how the parcel's drainage will be handled. <br /> <br />~ Exterior materials to be matching or complimentary in color and/or texture. <br /> <br />1 <br />
