Narrative:

Home of: Vern & Jean Bengston
1776 Dunlap Street
Roseville, Minnesota

The homeowner desires to gain additional space in the home for a larger master bedroom

and larger office space. They also wanted an extra bathroom in the house. They have

considered purchasing a home elsewhere with more square footage, but really like their

neighborhood. The lot is near the 30% coverage limit so, an addition to the existing

structure is not an option. Since the single car garage on the North is not used and it's

foot print, though not compliant, does already exist, the decision was made to remove the

old single car garage and extend the house to the North, thereby expanding the master

bedroom and ofiice space and allowing for an additional bathroom on the upper level.

The addition will match the existing house in all aspects of color, siding, etc. The

resulting bump forward will break up the lines on the house making it more aesthetically

pleasing than the existing/unused garage. The resulting additional finished square

footage and added bathroom will hopefully help improve and increase property value.
