<br />Superamerica PF 3524 - Map interpretation notes <br /> <br />Author David Windle <br /> <br />Please refer to the following series of maps: <br />'liquor_license_property _ values_SS-D3. pdf' <br />'liquor_license_property _ values_93-D3. pdf' <br />'liquor_license_property _ values_9S-D3. pdf' <br /> <br />Maps were produced to illustrate the correlation between residential property <br />value and the location of off-sale liquor stores in the City of Roseville. <br /> <br />Ramsey County tax data from 1998, 1993, 1998 and 2003 were compared to <br />display the change in estimated total market value (as calculated by the <br />County) for single family residential properties. The maps show color coding <br />based on the percentage change in value for 5, 10 and 15 years to 2003. <br />They also show the location of off-sale liquor stores in both Roseville and <br />those surrounding communities where a store is in close proximity to our <br />community. The liquor stores have a 500 foot buffer generated to highlight <br />the area of proximity to these outlets. Also indicated are schools, churches, <br />colleges and the Ramsey County Library. <br /> <br />By viewing the valuation trends both within the buffer areas and the rest of <br />the community, it is clear that there is no negative impact on property value. <br />Neither is there any decrease or lesser increase in proximity to liquor stores. <br /> <br />Map interpretation notes.doc <br />
