<br />1 1005.02: B-1 LIMITED BUSINESS DISTRICT: <br />2 The B-1 Limited Business District is designed to provide a limited range of office or professional <br />3 service needs at the periphery of residential neighborhoods or integrated with residential uses. <br />4 Because of compatibility factors adiacent to residential uses, other non-retail uses may be <br />5 permitted only with a conditional use permit. The B-1 Limited Business District is intended for <br />6 areas designated as B Business, or LB Limited Business, areas in the Comprehensive Plan. <br />7 <br />8 In the following subsections listed permitted and accessory uses are permitted in the districts <br />9 under which they are listed. Conditional uses arc permitted only by a conditional use permit, <br />10 issued by the city council after consideration of the planning commission recommendation. (Ord. <br />11 275,5 12 1959; amd. 1995 Code) <br />12 <br />13 A. Permitted, Accessory and Conditional Uses: See Section 1005.015 <br />14 <br />15 B.g. Residential District Uses: Multiple-family dwellings and other uses permitted in residential <br />16 districts if constructed in B-1 district shall conform to setback, density and other <br />17 requirements under residence districts. (Ord. 275, 5-12-1959) <br />18 <br />19 C. Minimum Requirements: See Section 1005.01. Where buildings are within one hundred <br />20 fifty feet (150') of a residential zone, such buildings shall be limited to the average height of <br />21 existing residential buildings within one hundred fifty feet (150') of a proposed B-1 building. <br />22 The City Council may grant conditional use permit for a building in a B-1 District to be a <br />23 maximum of three (3) stori upon application of a petitioner and holding of a public <br />24 hearing under the procedu s set forth in Chapter 108 of this Code. Upon granting such a <br />25 conditional use permit, th City Council may impose such conditions which may be <br />26 appropriate to protect th public health, safety and welfare.
