1 1005.06: B-4 RETAIL OFFICE SERVICE DISTRICT: 2 The B-4 Retail Office Service District is designed to provide a limited mix of land uses, made 3 compatible through controls and high quality standards, to facilitate more intensive, larger, and 4 higher valued development and redevelopment areas for the regional market. This district allows 5 opportunities to integrate high quality offices, hotels, restaurants, retail uses and selected office 6 and manufacturing uses visible from kdorarm state arteriaJ roMs or ~ounty minor arterial 7 roads. The B-4 Retail Office Service District is intended for certain areas designated as B 8 Business area in the Comprehensive Plan. 9 10 A. Purpose: The purpose of the Retail Office Service District is to proyide for a limited mixture 11 of land uses, made mutually compatible through controls and high quality standards; to 12 facilitate more intensive and higher valued dl:welopment and redevelopment of areas 13 convenient to the metropolitan market area. This District shall allow opportunities to 14 integrate high quality office structures, hotels, restaurants, retail uses and selected office 15 ser/ice and quality manufacturing uses, providing the opportunity to benefit from excellent 16 visibility from major arterial routes in conjunction 'l/ith major local thoroughfares. 17 18 AB. Permitted, Accessory, and Conditional Uses: See Section 1005.015. 19 1. Medical and dental services. 20 2. Offices, business and professional. 21 3. Private clubs or lodges. 22 4. Motels and motor hotels. 23 5. Mortuaries. 24 6. Research, design and development establishments. 25 7. Restaurants over five thousand (5,000) square feet in area. 26 8. Banks and financial institutions, including drive in facilities. 27 9. The following uses are permitted in structures containing a minimum of ten thousand 28 (10,000) square feet. 29 a. Permitted uses in B 2 Districts except auto accessory stores and public uses. 30 b. Health clubs, gymnasiums and s':/imming pools. 31 c. Bowling alleys ',vhen accompanied by a "traditional restaurant" as defined by Section 32 1002.02. 33 d. Blueprinting and photocopying establishments. 34 e. Catering establishments. 35 f. Clothing and costume rental shops. 36 g. Linen, towels, draperies and similar supply sefYices. 37 h. Orthopedic and medical appliance stores. 38 i. Pet shops. 39 j. Recording studios. 40 k. Manufacture of "electronic equipment and medical instrumentation devices", as 41 defined in Section 1002.02. (Ord. 895, 1 11 82) 42 10. Off sale liquor stores located in "shopping centers" as defined at Section 1002.02. (Ord. 43 958, 7 23 81) 44 11.
