<br />1 1005.06: B-4 RETAIL OFFICE SERVICE DISTRICT: <br />2 The B-4 Retail Office Service District is designed to provide a limited mix of land uses, made <br />3 compatible through controls and high quality standards, to facilitate more intensive, larger, and <br />4 higher valued development and redevelopment areas for the regional market. This district allows <br />5 opportunities to integrate high quality offices, hotels, restaurants, retail uses and selected office <br />6 and manufacturing uses visible from kdorarm state arteriaJ roMs or ~ounty minor arterial <br />7 roads. The B-4 Retail Office Service District is intended for certain areas designated as B <br />8 Business area in the Comprehensive Plan. <br />9 <br />10 A. Purpose: The purpose of the Retail Office Service District is to proyide for a limited mixture <br />11 of land uses, made mutually compatible through controls and high quality standards; to <br />12 facilitate more intensive and higher valued dl:welopment and redevelopment of areas <br />13 convenient to the metropolitan market area. This District shall allow opportunities to <br />14 integrate high quality office structures, hotels, restaurants, retail uses and selected office <br />15 ser/ice and quality manufacturing uses, providing the opportunity to benefit from excellent <br />16 visibility from major arterial routes in conjunction 'l/ith major local thoroughfares. <br />17 <br />18 AB. Permitted, Accessory, and Conditional Uses: See Section 1005.015. <br />19 1. Medical and dental services. <br />20 2. Offices, business and professional. <br />21 3. Private clubs or lodges. <br />22 4. Motels and motor hotels. <br />23 5. Mortuaries. <br />24 6. Research, design and development establishments. <br />25 7. Restaurants over five thousand (5,000) square feet in area. <br />26 8. Banks and financial institutions, including drive in facilities. <br />27 9. The following uses are permitted in structures containing a minimum of ten thousand <br />28 (10,000) square feet. <br />29 a. Permitted uses in B 2 Districts except auto accessory stores and public uses. <br />30 b. Health clubs, gymnasiums and s':/imming pools. <br />31 c. Bowling alleys ',vhen accompanied by a "traditional restaurant" as defined by Section <br />32 1002.02. <br />33 d. Blueprinting and photocopying establishments. <br />34 e. Catering establishments. <br />35 f. Clothing and costume rental shops. <br />36 g. Linen, towels, draperies and similar supply sefYices. <br />37 h. Orthopedic and medical appliance stores. <br />38 i. Pet shops. <br />39 j. Recording studios. <br />40 k. Manufacture of "electronic equipment and medical instrumentation devices", as <br />41 defined in Section 1002.02. (Ord. 895, 1 11 82) <br />42 10.
