Attached is the draft of an <br />ordinance which would modify the Business Zoning District language and format. The <br />new format consolidated the dimensional requirements on one page (page 2) and also <br />consolidates the land uses allowed in each district into one standard chart, similar to the <br />work tlrat was done earlier for the Residential Zoning Text. One of the obvious <br />advantages is that it reduces the repetitiveness of the Business Zoning text by <br />consolidation. In addition, it allows users to view a comparison of what other business <br />districts uses might be allowed (or prohibited). No significant changes have been made to <br />the dimensional requirements have been made. <br /> <br />1.2 This amendment, if passed, would eliminate approximately forty percent of the duplicated <br />text in this section of the code. Fore example, the uses are replicated by distance to a state <br />or federal highway. This is old language done when the city was still full of undeveloped <br />land near such roads. Today, the community is 99% developed and this separation issue <br />does not apply. <br /> <br />1.3 Staff has added the definitions for each zoning district section, providing a clearer <br />understanding of the uses which should be allowed therein. B-2 through B-4 and SC are <br />primarily retail use areas and should be characterized as such in the land use charts.
