<br />2.3 The property located at 1745 Lexington Avenue is within the Lexington Plaza Shoppes <br />commercial strip center located between Larpenteur Avenue and Garden Street. The <br />property has a land use designation of"B", Business and a zoning designation of B-2, <br />Retail Business District. <br /> <br />2.4 The property located at 1715 Rice Street is within the McCarrons Hills Shopping Center <br />at the northwest comer of Larpenteur Avenue and Rice Street. The property has a land <br />use designation of"B", Business and a zoning designation of B-3, General Business <br />District. <br /> <br />3.0 STAFF COMMENT <br /> <br />3.1 The Community Development Staff and City Attorney have reviewed the request by <br />United Check Cashing, Money Xchange, and Pawn America and concluded that these <br />requests falls under the guidelines of a permitted use within each of the subject zoning <br />districts (B-2, B-3, and B-4) as a bank or financial institution. <br /> <br />3.2 The Roseville Police Department has indicated that there have been no incidents at either <br />of the sites that would cause concern or opposition to the renewal of said license. <br /> <br />4.0 STAFF RECOMMENDATION <br /> <br />4.1 It is recommended that the Roseville City Council approve all three requested currency <br />exchange business. <br /> <br />5.0 SUGGESTED CITY COUNCIL ACTION <br /> <br />5.1 By motion, recommend approvalfapplova-~~) of the request by <br />Global Financial Outsourcing Services, Inc., Massive Cash LLC, and Pawn America <br />LLC, to renew their applications for a license to operate a currency exchange <br />business within Roseville. <br /> <br />Prepared by: Thomas Paschke, City Planner (651-792-7074) <br /> <br />Attachments: Property location map; application. <br /> <br />PF3535 ReA 111703 Page 2 of 2 <br />
