A property survey including property lines, existing features and the proposal <br />may be required by the Building Official if adequate measurements cannot be <br />found to establish the limits of the 11 foot encroachment. <br /> <br />7.0 PLANNING COMMISSION ACTION: <br /> <br />7.1 On February 4,2004, the Roseville Planning Commission held the public hearing <br />regarding the Rose variance request. At the hearing a representative for the adjacent <br />(south) property owner addressed the Commission opposing the requested variance. Mr. <br />Berkner (father of the property owner John Berkner) indicated that the encroachment into <br />the front yard would take away privacy, block lake views and decrease the value of his <br />son's home (see attached minutes). <br /> <br />7.2 The Planning Commission voted (5-2) to recommend approval of the 11 foot variance <br />request to Section 1004.02D4 02D4 (side yard adjacent a street) of the Roseville City <br />Code to allow the construction of a 14 foot by 14 foot porch and 14 foot by 10 foot deck <br />on to the west side of the principal structure to be placed 19 feet from the property line <br />for Kara Rose, 998 Brooks Avenue, based on the findings of Section 5 and conditions of <br />Section 6 of the project report dated February 4, 2004. <br /> <br />8.0 SUGGESTED CITY COUNCIL ACTION: <br /> <br />8.1 ADOPT A RESOLUTION APPROVING AN 11 foot VARIANCE TO SECTION <br />l004.02D4 02D4 (side yard adjacent a street) of the Roseville City Code to allow the <br />construction of a 14 foot by 14 foot porch and 14 foot by 10 foot deck on to the west side <br />of the principal structure to be placed 19 feet from the property line for Kara Rose, 998 <br />Brooks Avenue, based on the findings of Section 5 and conditions of Section 6 of the <br />project report dated February 23, 2004. <br /> <br />Prepared by: Thomas Paschke (651-490-2236) <br />Attachments: Location map, narrative, site plan, aerial photos, and resolution. <br /> <br />PF3536 - ReA 022304 - Page 5 of 5 <br />
