<br /> <br />Community Development Department <br />651-490-2279 . fax: 651-490-2931 <br /> <br />November 18, 2003 <br /> <br />Ms Betsy Jacobson <br />366 Sandhurst Drive <br />Roseville, MN 55113 <br /> <br />RE: Request for two foot Setback Permit (3 feet from the west property line) <br /> <br />Dear Ms Jacobson: <br /> <br />The Development Review Committee (DRC) met on Thursday, November 13,2003, to review <br />your request for a Setback Permit to allow construction of a 22 foot by 22 foot detached <br />accessory building (garage) adjacent to the west side of your home and within the required five <br />foot side yard setback. The DRC recommended approval. <br /> <br />The purpose of this letter is to inform you that I concur with the reasoning set forth by the DRC <br />and have approved your Setback Permit. I also concur with the DRC conditions attached to the <br />Setback Pem1it, which conditions stipulate that: <br /> <br />~ Gutters must be installed on the garage and home to properly direct roof drainage <br />north and south, away from your structure and neighboring property. <br /> <br />~ Main gables on garage to face east and west; secondary gables facing the street may <br />be added. <br /> <br />~ Property line to be identified and set out for building inspector review prior to <br />issuance of building permit. <br /> <br />~ Submittal of a scaled site plan with the building permit and/or excavation/footing, <br />driveway and foundation application that indicates how the parcel's drainage will <br />be handled. (A full set of the drawings will be needed.) <br /> <br />~ Exterior materials to be matching concrete or stucco or complimentary in color <br />and/or texture. <br /> <br />~ You will want to check with the building officials on the issue of setback between the <br />buildings, since it is less than the 6 feet allowed by the code. <br /> <br />2660 Civic Center Drive .:.
