To recap, the City's appraiser valued the <br />taking at $20,200. You indicated in our telephone conversation that the improvements turned <br />out better than expected and you offered to settle the litigation for $35,000. <br /> <br />I passed your settlement demand along to the City. While the City feels that the <br />appraisal it received was comprehensive in scope and fully supported by the facts and by <br />relevant appraisal methodology, it is willing to offer you more in order to avoid the costs of <br />further litigation.
