<br />9.23 Landscape Letter of Credit. Prior to the issuance of individual grading, excavation, <br />foundation, and/or building permits, the DEVELOPER shall provide the CITY with a <br />landscape letter of credit, bond, or other security acceptable to the City, in an amount up <br />to 150% (as determined by the Community Development Director) of the full cost of all <br />landscaping, fencing, irrigation, and site restoration (Section 1010.14E) as per Exhibit F. <br />The Community Development Director or designee, following approval of the landscape <br />plan, shall determine the exact amount of each letter of credit or bond. After one (1) <br />growuing season, DEVELOPER may request a partial release of the letter of credit or <br />bond. The amount to be released shall be agreed upon between the DEVELOPER and the <br />CITY acting reasonably. <br /> <br />9.24 Trash Handling. The trash collection area must be designed to accommodate both trash <br />and recyclables. The cooperative structure shall house its trash and recyclables within the <br />structure. Townhomes and single family homes shall adhere to individual unit city trash <br />placement and screening regulations with Section 1010.11. On all lots, trash and <br />recycling collection activities shall be restricted to 7:00 a.m. to 6:00 p.m. Monday <br />through Saturday. <br /> <br />9.25 Site Access. Access to Block 3, Lot 1 site shall be provided from Applewood Court. A <br />public access and utility easement shall be provided across the Block 3, Lot 1 exterior <br />parking areas for city emergency and utility vehicles. <br /> <br />9.26 Construction Access. The DEVELOPER shall prepare a plan, which directs construction <br />vehicles, equipment, and materials entering or parking on or near the site to utilize roads <br />and easements and existing parking lots only as approved by the city public works <br />director. The DEVELOPER shall make every effort to direct all construction parking to <br />paved parking lots on site and/or off site and discourage street parking by construction <br />workers and equipment. The DEVELOPER shall make every effort to direct such traffic <br />to entry points other than Arona Street, unless Arona Street is the only access available to <br />the site. (Exhibit M) <br /> <br />9.27 Off-Street Parking. Off-street parking areas shall be improved as shown on the <br />approved site development plan (Exhibit B), and shall include hard surfacing <br />(bituminous), concrete perimeter curbing, and a drainage plan. The cooperative senior <br />housing development is responsible for and shall have a minimum of 45 exterior on-site <br />parking stalls and 1 underground parking stall per unit. No semi tractor/ trailer, <br />recreational vehicle, or trailer parking (daytime or evening) shall be allowed on the site, <br />except while delivering materials. <br /> <br />9.28 Signage. Signage for each structure shall be consistent with Section 1009 of the <br />Roseville City Code, except that prior to the issuance of any sign permits, a sign plan <br />shall be provided to the Community Development Director for review and approval. Said <br />sign plan shall include a uniform sign plan incorporating signage type, style, font, and <br />color. All owners and tenants shall be bound by the sign age plan as part of their <br />association by-laws as well as this agreement. The signage plan for the Cooperative <br />Housing and the rowhomes (Exhibit N) must be approved by the Community <br />Development Director. <br /> <br />12 <br /> <br />Doc# 178570812 <br />
