9. If the Bean's built a double or triple car garage behind the
house, will it still be well below the city code of impermeable
coverage in 4.6?

10. 5.2 suggests they will reuse the garage as a workshop, have you
been in the garage? Have you seen the limited head room? Have you
looked at the drawings on the north side? Does it look like they are
reusing the existing garage?

11. How long will the entire north side wall be? How long is the
current garage? How many feet in front of my house will it extent?

12. In 4.1 you state" all buildings erected shall conform to this
predominant front yard depth, provided not more than 40'." Doesn't 44,
46, and 48 setbacks give you a predominant setback of more than 40' so
they are required to get a 16' variance?

13. What is the difference between a Setback Permit and a variance as
refereed to in SA?

14. Why is a detached double car garage in the back unreasonable?
How much more impervious coverage with detached garage over what is
proposed here? 5, 10%? Why would a detached garage reduce livability?
Does reducing my sunlight and air circulation reduce livability in my
home if the variance was granted?

15. in 5.7, why did Graham get a 12' variance and still be 28' from
the front property line? Is that a 40' setback as refereed to in 4.1
which is most similar to the Beans request?

16. Why is a detached garage an "Undue Hardship" as in 5.9?

17. Staff analysis in 5.10C says "variance will not alter essential
character oflocality... nor adversely affect public health of adjacent
properties". How did you determine this?

18. If granted a 3' variance, how close will the eves and gutters be
from the garage to the property line (see front view)? What will be the
effect be on my property in the event that the gutters are not maintained?

19. What will happen to my spruce trees which are on or near the
property line? What will I be able to grow 3' from their addition?

Respectfully, Daniel Grundtner

2
