In 4.1 you state" all buildings erected shall conform to this predominant front yard depth, provided not more than 40'." Doesn't 44, 46, and 48 setbacks give you a predominant setback of more than 40' so they are required to get a 16' variance? 13. What is the difference between a Setback Permit and a variance as refereed to in SA? 14. Why is a detached double car garage in the back unreasonable? How much more impervious coverage with detached garage over what is proposed here? 5, 10%? Why would a detached garage reduce livability? Does reducing my sunlight and air circulation reduce livability in my home if the variance was granted? 15. in 5.7, why did Graham get a 12' variance and still be 28' from the front property line? What will be the effect be on my property in the event that the gutters are not maintained? 19. What will happen to my spruce trees which are on or near the property line?
