<br />WHEREAS, Mr. Bean desires to construct an attached garage with a depth of 24 feet, <br />which addition would encroach 16 feet into the required 40 foot front yard setback specified in <br />Section 1004.01E of the City Code; <br /> <br />WHEREAS, the Roseville Planning Commission held the public hearing regarding the <br />Bean variance request on April 2, 2003, and recommended (4-3) approval of the request, based <br />on findings outlined in Section 5 and conditions of Section 6 of the project report dated April 2, <br />2003. <br /> <br />NOW THEREFORE BE IT RESOLVED, by the Roseville City Council, to grant Brian <br />Bean a 16 foot variance to Section 1004.01E (Exception) of the Roseville City Code to allow <br />construction of an attached garage at 1760 Dunlap Street, based on the findings in Section 5 and <br />of the project report dated April 28, 2003 and subject to the following conditions: <br /> <br />a. The proposed side yard addition (north) being limited to an encroachment of two <br />feet or to a point three feet from the property line. <br /> <br />b. The proposed front yard addition (west - attached garage) being limited to an <br />encroachment of 16 feet or to a point 24 feet from the front yard property line. <br /> <br />c. The additions must match or be of similar to that of the existing building in color <br />and/or materials. <br /> <br />d. Gutters and downspouts being placed along the eve of the additions were <br />appropriate to properly direct roof drainage onto the subject parcel and away from <br />neighboring properties. <br /> <br />e. Windows being placed along the west building wall of both additions to break-up <br />the long mass. <br /> <br />f. The review and approval of a building permit consistent with the approved plans <br />and variance. <br /> <br />The motion for the adoption of the foregoing resolution was duly seconded by Council <br />Member Kough and upon vote being taken thereon, the following voted in favor: (4) Klausing, <br />Schroeder, Kough and Kysylyczyn <br /> <br />and the following voted against: (1) Maschka <br /> <br />WHEREUPON said resolution was declared duly passed and adopted. <br /> <br />2 <br />
