<br /> <br />March 10, 2003 <br /> <br />Brian & Jill Bean <br />1780 Dunlap Street <br />Roseville, MN 55113 <br /> <br />RE: Application Requestfor Variance, PF#3459. <br /> <br />Dear Brian & Jill: <br /> <br />Thank you for your recent application regarding a Variance to allow construction of celiain <br />improvements to your existing home, including an attached two stall garage. I have reviewed the <br />infonnation submitted and conclude that your application is complete, which application has <br />been placed on the April 2, 2003 Planning Commission agenda for consideration and a <br />recommendation to the City Council. <br /> <br />Your proposal requires two specific variances, one to Section 1004.01 E (Exception), which <br />states: "If after May 21, 1959, existing houses on 50% or more of the frontage of any block have <br />a predominant front yard different than that herein specified, all building hereinafter erected shall <br />conform to this predominant front yard setback, provided this regulation shall not be interpreted <br />so as to require a front yard of more than 40 feet in depth." The second variance required is from <br />Section 1004.02D5 (Yard Requirements), which requires your principal structure (home), <br />including any attached garage, to be setback a minimum of 5 feet from the side yard property <br />line. <br /> <br />Currently your home (principal structure) is setback approximately 46 feet from the front <br />property line (adjacent to Dunlap Street) and 3 feet from the side yard (north) property line. As <br />presented, your proposal seeks a variance to construct an attached 22 foot by 26 foot garage <br />roughly 24 feet from the front propeliy line and a variance to construct the same and other house <br />improvements 3 feet from the side yard (north) property line. <br /> <br />Given the magnitude of the front yard variance it is suggested that you present the proposal to <br />your neighbors that are most impacted and seek their comments/input, specifically 1752 and <br />1768. Your neighbors should also be encouraged to provide me with their comments. This can <br />be achieved by either an e-mail, a letter, or by calling. I have included some business cards for <br />distribution.
