F. <br /> <br />Agenda Section: <br />CONSENT <br /> <br />Item Description: <br /> <br />A request by Good Samaritan Society for a FINAL PLAT, PLANNED <br />UNIT DEVELOPMENT, REZONING & to replace the Whitehouse <br />Nursing Home, 563 County Road B (PF3460). <br /> <br />1.0 BACKGROUND: <br /> <br />1.1 Good Samaritan Society seeks Final Development Plan final approval of a planned unit <br />development under Section 1008.1 OC of the Roseville City Code for a two-acre <br />residential redevelopment. The proposal, named "Heritage Place Senior Housing", <br />would replace 50 nursing home rooms with a three story, 50 unit senior housing complex <br />w/underground parking on the site of the 50 unit fonner Whitehouse Nursing Home. <br /> <br />1.2 The proposal seeks approval of: 1) FINAL PLAT to combine four platted lots and one <br />meets and bounds parcel (totaling 84,920 square feet or 2 acres) into one large lot; 2) <br />Approval of the FINAL DEVELOPMENT AGREEMENT and PLAN (PUD); 3) <br />Final reading of an ordinance REZONING the property to PUD with an underlying <br />zoning of R-3, General Residence District. <br /> <br />PROJECT REVIEW HISTORY <br /> <br />· Application submitted on March 25,2003 <br />· Application determined complete on March 25,2003 <br />· 60-day review deadline on May 24,2003. <br />· Park & Recreation Commission: Recommendation (park dedication), April 1, 2003 <br />· Staff Recommendation: Approval w/conditions April 2, 2003. <br />· Planning Commission: Hearing & Approval (7-0) Recommendation - April 2, 2003. <br />· City Council Action on Preliminary Plat/General Concept - Approval, April 28, 2003 <br />· City Council Action on Final Development Plan/PUD/Plat - July 21, 2003 <br /> <br />3.0 SUGGESTED ACTION: <br /> <br />3.1 By separate motions: <br /> <br />a.
